How to Check Damp Walls Before Repainting with UNI-T UT377C Malaysia
Repainting a wall before it has dried properly can lead to recurring stains, bubbling paint and poor adhesion.
The UNI-T UT377C Pinless Moisture Meter helps renovation contractors, painters and property owners compare moisture conditions across drywall and masonry surfaces before repainting begins.
It provides a fast, non-destructive way to identify areas that may require additional drying or further leakage investigation.
Why Paint Fails on Damp Walls
Paint may deteriorate when moisture remains inside or behind the wall surface.
Common symptoms include:
Bubbling or blistering paint
Peeling paint
Dark water stains
Powdery or flaking surfaces
Discoloured patches
Musty odours
Repeated mould growth
Damp skirting
Softened drywall
New paint failing shortly after application
Covering the stain without resolving the moisture source usually provides only a temporary cosmetic improvement.
Inspect the Cause Before Repainting
Possible moisture sources include:
Leaking water pipes
Roof leakage
Failed bathroom waterproofing
Rain entering through external walls
Damaged window sealant
Air-conditioning condensation
Blocked drain pipes
Moisture rising from the floor
Water trapped after an earlier leak
The UT377C can identify areas with higher readings, but it cannot determine the exact source. Repair the suspected source before starting repainting work.
Select Drywall or Masonry Mode
Choose the mode according to the wall construction:
Drywall mode: Gypsum boards and lightweight partitions
Masonry mode: Brick, concrete, cement plaster and similar surfaces
Both modes display a relative value from 0 to 99.9.
These values are used for comparison and should not be described as exact moisture-content percentages.
Establish a Dry Reference Area
Before measuring the visible stain, select a section of the same wall that appears dry.
Take several readings from this reference area. Then compare them with readings from:
The centre of the stain
Areas above and below it
Both sides of the visible damage
Sections near the floor or ceiling
Locations around pipes, windows or air conditioners
A broad pattern of higher readings is more informative than one isolated value.
Scan Beyond the Visible Damage
Water can spread behind paint and plaster before the damage becomes visible.
Scan at least several points beyond the edge of the stain. This helps determine whether the affected area is larger than it appears.
A practical method is to scan the wall in a grid:
Start from a dry section.
Move horizontally across the wall.
Lower the meter gradually.
Repeat the scan.
Mark higher-reading areas.
Photograph or record the pattern.
Keep the sensor flat against the surface throughout the inspection.
Monitor the Drying Process
After repairing the source of the moisture:
Record the original readings.
Mark the measurement locations.
Improve ventilation where appropriate.
Allow the wall to dry.
Repeat measurements at the same locations.
Compare the results over time.
A gradual reduction in the readings may indicate that the area is drying.
If values remain high or increase, the source may still be active or moisture may remain trapped within the construction.
When Is the Wall Ready for Painting?
The UT377C does not provide one universal “ready to paint” value for every wall.
Readiness depends on:
Wall material
Paint-system requirements
Surface preparation
Environmental conditions
Previous water damage
Manufacturer recommendations
Project specifications
Use the meter to confirm that the repaired area is moving closer to the dry reference condition.
The paint manufacturer or project specification should determine the final acceptance requirement.
Possible False High Readings
Pinless moisture measurements may be affected by:
Metal pipes
Electrical wiring
Reinforcement bars
Metal wall studs
Screws and fasteners
Changes in wall density
Thick surface coatings
Adhesive layers
Mixed construction materials
Uneven sensor contact
If one small point produces an unusually high value, scan around it from several directions.
A narrow and repeatable line may indicate a concealed pipe or metal component rather than widespread moisture.
Do Not Paint Over Active Damage
Postpone repainting and investigate further when:
Readings remain significantly higher than the reference area
The stain continues to spread
The wall feels soft or damaged
Water appears during rain
Paint bubbles return after drying
Mould or musty odour persists
Moisture is concentrated near plumbing
The affected area does not improve over time
Painting over an active moisture problem may hide the symptom temporarily without solving the cause.
Benefits for Renovation Contractors
The UNI-T UT377C helps contractors:
Check walls without leaving pinholes
Compare damaged and unaffected areas
Define a wider repair area
Monitor drying after leakage repairs
Record readings before repainting
Explain the condition to property owners
Reduce premature repainting
It is suitable for residential, office, hotel and commercial renovation work throughout Malaysia.
